PLANS FILED FOR KOICHI TAKADA’S LATEST BEACHFRONT TOWER

PLANS FOR ANOTHER KOICHI TAKADA-DESIGNED BOUTIQUE RESIDENTIAL TOWER HAVE BEEN FILED FOR THE BURLEIGH HEADS BEACHFRONT ON THE GOLD COAST.

THE PROPOSAL IS FOR AN 18-STOREY HIGH-RISE COMPRISING 28 THREE AND FOUR-BEDROOM APARTMENTS ON A 1012SQM SITE AT 216 THE ESPLANADE.

IT HAS BEEN LODGED BY AN ENTITY LINKED TO HIGH-PROFILE SALES SPECIALIST JAIME-LEE EDWARDS BUT SUBMITTED DOCUMENTS RELATING TO OWNERS’ CONSENT INDICATED BRISBANE-BASED DEVINE DEVELOPMENT GROUP WAS THE DEVELOPER. 

 

 

 

 

 

 

EDWARDS WAS MARKETING AGENT FOR DEVELOPER FORME’S TAKADA-DESIGNED NORFOLK TOWER ON BURLEIGH’S GOODWIN TERRACE.

THE LAUDED SYDNEY-BASED ARCHITECT HAS ALSO DESIGNED ANOTHER BOUTIQUE BEACHFRONT TOWER FOR FORME, EARMARKED FOR A SITE AT 96 THE ESPLANADE. TAKADA WILL BE ONE OF THE HIGHLIGHT SPEAKERS AT URBANITY 2022, THE URBAN DEVELOPER’S INTERNATIONAL CONFERENCE ON THE GOLD COAST NEXT MONTH.

ACCORDING TO THE RECENTLY-FILED DEVELOPMENT APPLICATION FOR 216 THE ESPLANADE, THE PLANNED SLENDER TOWER WITH A LOW-SET PODIUM/LOBBY WOULD REPLACE A TWO-STOREY BLOCK OF EIGHT UNITS. IT WOULD COMPRISE COMMUNAL RECREATION FACILITIES AND ONE APARTMENT ON LEVEL 1, TWO APARTMENTS PER FLOOR ON LEVELS 2 TO 12, THREE WHOLE-FLOOR APARTMENTS ON LEVELS 13 TO 15, AND TWO DOUBLE-STOREY APARTMENTS ON LEVELS 16 AND 17 IN A TWO-PER-FLOOR CONFIGURATION LINKED TO PRIVATE OUTDOOR TERRACES.

SEVENTY-ONE CAR PARKING SPACES ARE PLANNED FOR A MULTI-LEVEL BASEMENT. 

INSPIRED BY ITS NATURAL SURROUNDINGS, THE EXTERNAL WALLS OF THE TOWER WRAP UP AND AROUND “UNFURLING VIEWS TOWARDS THE OCEAN”.

“THE DISTINCTIVE DESIGN OF THE BUILDING AND ITS SCULPTURAL FEATURES ARE INTENDED TO POSITION THE BUILDING AS A LANDMARK IN THIS VISUALLY PROMINENT LOCATION AND IN TURN AS A CATALYST TO ENCOURAGE HIGHER QUALITY DEVELOPMENT IN THE ADJOINING AREA,” THE ARCHITECTURAL DESIGN STATEMENT SAID. 

BURLEIGH HEADS HAS EMERGED AS A DEVELOPMENT HOTSPOT OVER THE PAST TWO YEARS AND DAS ARE CONTINUING TO BE LODGED FOR APARTMENT PROJECTS IN THE AREA.

MELBOURNE-BASED GURNER RECENTLY FILED A PROPOSAL FOR A $120-MILLION, 24-STOREY HIGH-RISE COMPRISING 80 APARTMENTS FOR A 1012SQ M SITE AT 1929 GOLD COAST HIGHWAY IT SECURED WITH NON-BANK LENDER MAXCAP GROUP. THE WARREN AND MAHONEY-DESIGNED SCHEME INCLUDES FOUR ONE-BEDROOM, 68 TWO-BEDROOM AND EIGHT THREE-BEDROOM APARTMENTS AS WELL AS ROOFTOP COMMUNAL RECREATIONAL SPACE WITH A SWIMMING POOL.

QUEENSLAND DEVELOPER MORRIS PROPERTY GROUP IS PRESSING AHEAD WITH PLANS FOR A 200-APARTMENT TOWER ACROSS A 2000SQ M SITE AT 1873-1875 GOLD COAST HIGHWAY IT ACQUIRED IN 2021.

MEANWHILE, VETERAN DEVELOPER DAVID DEVINE HAS PLANS TO BUILD A $100-MILLION APARTMENT TOWER ACROSS A 1000SQ M SITE AT 264 THE ESPLANADE—NEXT TO THE NORTH BURLEIGH SURF LIFE SAVING CLUB.
